With property prices continuing to rise and the cost of actually moving house becoming very expensive, there has never been a better time to consider making best use of what you already have - your garage. A garage conversion could cost less than the stamp duty to move house but with none of the stress. It also costs approximately a quarter of what an expensive extension of loft conversion might cost!!!!

WHY SHOULD I CONSIDER CONVERTING MY GARAGE?

Another option which is becoming more popular is to only convert part of your garage., a partial garage conversion. To do this it is not even necessary to remove the garage door and can be an excellent solution for motorcyclists, cyclists etc as the remaining garage space can still be put to good use and be converted as normal.

WHAT IF I STILL NEED SOME GARAGE SPACE?

A partial garage conversion usually takes 15 days. A single garage conversion takes approximately 20 days and a double garage conversion takes around 25 days. We are always very busy so the lead time for us to get to you could be anything from 3 to 6 months. HOW LONG WILL IT TAKE AND WHEN CAN YOU START?

Building regulations are always required to convert your garage into a habitable part of your house. A garage conversion which has not been completed in accordance with building regulations is technically illegal and your local authority could enforce the reversal of any work which has been carried out. Planning permission is usually not required as new regulations that came into effect from 1 October 2008 called the permitted development rights. 

BUILDING REGULATIONS AND PLANNING PERMISSION

The building inspector will visit at various stages of your garage conversion to check that work is completed to the required high standards. The building inspector will check: The garage door in-fill and new footing, flooring insulation, walls below ground, ventilation, doors and windows, drainage, electrics, external wall insulation, Internal walls, roof and damp proofing.

WHAT DOES THE BUILDING INSPECTOR CHECK?

Once our quote has been accepted we forward a completed Building Control application form to you. All you have to do is sign it and then return it to the local council. The fee for this service is payable by you and costs between £250 and £500. On completion of your garage conversion you will be issued with a completion certificate. It shows that your garage conversion was completed to current Building Control regulations and requirements.
